Getting to Know Us
We begin by giving you a taste of the services we provide and examples of how we price.
- We begin working on relevant Pre-Construction services
- We give you a look at what we've done(Plans - Pictures - Open Houses - Private Showings)
- We talk about your expectations and wish list regarding your new home / addition / renovation
- Together we choose from a few existing plans in our library and discuss how you would customize the finishes
- These plans are priced out with your custom finishes (This introduces you to our Accounting Worksheets and shows you how we price)
Custom Conceptual Planning **
When you're ready to proceed, we ask for a deposit towards your preliminary commitment. The deposit is based on the scope & complexity of your project. The deposit is typically between $2500 and $5000. (which will be deducted from the contract price)
- You get Design Sessions, leading to a Conceptual Design
- The Design is customized with your choice of finishes
- We give you a price based on the Design
- We develop site plan on your lot or potential lot
- We help you with financing - to establish your budget
- We work hard together to overcome any hurdles so that you, too, can have a Great Room Home
Building Contract
When we have a price on your conceptual design, we ask you to sign a building contract along with an additional $5000 (which is also deducted from the contract price). This allows us to expend all our resources accomplishing the things that are required before construction can start:
- All relevant Pre-Construction services
- A full set of final construction plans***
- Obtain all required permits
- Solve all problems standing in the way of building your project
- Place the project on a construction time table
What is the Contract?
The contract at The Great Room Company is not just one set of papers. So that all categories of the project are addressed and understood, the contract includes the following:
- Preliminary Commitment
- Building Contract
- Accounting Worksheets
- Project Balance Sheet
- Payment Schedule
- The Complete set of Final Plans
**If additional work is required for variances or any other town, city, or state approvals, design work will be charged on an hourly basis, along with hourly rates for staff participation in the approval process.
***The final plans will include all details necessary to obtain a building permit and to build the project. After contract, any additional design work or CAD images requested by the client will be billed on a per hour basis.
